Question
We are Designing a multi-tenant warehouse building that consist of small storage bays with the following areas. 1,130 sf storage 126 sf office 58 sf single station toilet room for a total of 1,256 sf. Is it the intent of the code to require separate facilities where such a small area exists and installing the separate facilities would take up approximately 10% of the entire bay.

Yes, unless one of the exceptions in 403.2 applies.
Commentary
Your example appears to be a storage occupancy with an
accessory business occupancy. if so this would not meet one
of the exceptions.
