Question

Is it the intent of the Florida Building Code - Plumbing Section 403.2 to require seperate facilities for each sex within individual tenant Bays of a Flex/Space Building. Typical Bay consists of a total of 1,250 sf with 1,125 sf of storage and 125 sf of office with 6 total occupants. Largest Bay consists of a total of 2,975 sf with 2,849 sf of storage and 126 sf of office with 12 total occupants

Yes, unless one of the exceptions in 403.2 applies.

Commentary

Without knowing what is a "flex/space building" it's difficult to provide a more definite answer. However, the most demanding, strictest or "worst case" approved use for each bay should be used to determine the required facilities.
