Question: The Florida Building Code – Building volume, 8th edition states in 310.6 that Group R-4 occupancies may be constructed in accordance with the Residential volume (FBC-R) if they are provided with a sprinkler system in accordance with 903.2.8. Does this mean any occupancy in R-4, including a group home or assisted living facility (ALF) may utilize this allowance?

Yes, subject to the requirements of 310.6.

Commentary

This section is for more than five but not more than 16 persons excluding staff. FBC Section 310.6 includes R-4. An important part of this Section delineates the number of residents that are supervised. Another is the type of care..."Custodial Care". These are two important elements, in this section that must not be overlooked. Additional information includes, Group R-4 occupancies shall meet the requirements for construction as defined for Group R-3, except as otherwise provided for in this code or shall comply with the Florida Building Code, Residential provided the building is protected by an automatic sprinkler system installed in accordance with Section 903.2.8.
