Question
We have an R2 occupancy (condominium), 7 floors mid rise, linear unit arrangement with open air egress balcony on rear with elevator in middle and (2) 2-hr fire rated enclosed stair towers at each end of an egress balcony. Separation of the stairs is limited to 1/3 (sprinkled) of the diagonal of building or area served. Is the area served just the egress balcony since you have to walk out your fire rated front door to enter the exit access or is it 1/3 of the entire building diagonal?

Since this is an exception to the 1/2 of the diagonal apart

served (1015.2.1) It would be the ENTIRE BUILDING DIAGONAL
as best case scenario. The area served would relate to the
location of the exit doors in the units proper.

Commentary
The diagonal is the length of the maximum overall diagonal
dimension of the building. The area served provision would
apply If two exits or exit access doors were required from
one of the units or other room within the building.
