  • Question: Is it the intent of 1015.1 Exception to allow an R-2 occupancy with one exit for up to 20 occupant load(4000 sf) with a 903.3.1.1 sprinkler system? 1021.1 also provides for an R-2 one means of egress with a max occupant load of 20(4000sf). The IBC, IFC also have this same provision. However, FFPC section 28.2.5.7 requires two exits for units over 2000 sf.

The Section and Exception cited address a single means of
egress within and from individual dwelling units, not a
single exit. In addition, the common path of egress travel
within a unit and outside the unit requirement of s.1014.3
Exceptions 4 and 6 must be met. Finally, from the building
code side, a single exit is not permitted in a 5 story
building. The provisions of Section 1021 and of Table 1021.1
limit the number of stories to three.

Commentary:

Table 1015.1 permits a single exit or exit access doorway In Group R-2 with a maximum occupant load of 49. Regarding the FFPC, BOAF does not interpret the FFPC. Please request that interpretation from the State Fire Marshal. With that said, it appears the requester is looking at the wrong section of the FFPC. Single exits in R-2 are addressed at Section 30.2.4.6. There is still a problem though in that the FFPC limits the single exit allowance to buildings of 4 stories or less.
