Question

Is the intent of table 1021.2 to allow only one exit if the areas served by the single exit do not exceed the limitations of Table 1021.2 and where table 1021.2 appears to limit the number of dwellings to a maximum 4 dwelling units per floor. Or Assuming all other criteria are met, is the intent of 1021.2 to allow as many units per floor as designed as long as no more than the maximum 4 dwelling units are served by one exit.

Commentary

The limit is four dwelling units per story; not four dwelling units served by the exit. While it is true the text alludes to areas served, it also requires compliance with Table 1021.2. Table 1021.2 specifically says "dwelling units per floor" in the column heading and "4 dwelling units". The table does not say "dwelling units served by the exit". In the example, 8 units would exceed the limits of Table 1021.2 and the area served would exceed the allowances of the table. While not identical, this scenario is consistent with the requirements of the FFPC s.30.2.4.4.
