  • Question: Can tempered water be supplied to a breakroom sink in a commercial occupancy, or is hot water mandatory?

Answer:

No, tempered water is not permitted by the code to be supplied to a breakroom. Hot water is to be supplied to plumbing fixtures and equipment that are used for culinary purposes (cleaning of pots, pans, dishes, flatware, cups and glasses) per the 2018 IPC commentary. Tempered would be allowed for washing or bathing (of the human body) in non residential occupancies.

Commentary:

As a note, if you were to install a small tankless water heater for the breakroom sink, hot water could most likely be supplied less expensively than tempered water which would require the addition of a 1070 mixing valve.
