  • Question: An office building water heater is shared by several building tenants and is located in a closet within one of the tenant spaces. The building manager has a key to this tenant space and can access it 24/7 to observe, maintain, service or replace the water heater. 1. Dose the location of this water heater meet the access requirements of section 501.4? 2. Does section 501.4 require a shared building water heater be accessible by the building manager only from a “public space” such as a corridor?

As there are some tenant/ landlord legalities that come into play here, that are not in the purview of the FBC, the location as described would meet the requirements of 501.4.
I agree with Philip
Per the section of the code - 501.4 Location. Water heaters and storage tanks shall be located and connected so as to provide access for observation, maintenance, servicing and replacement. I would say yes the location is acceptable.

Answer:
