  • Question: Given that there is 6ft of separation between building exterior walls in a zero lot line development. Can an exterior wall be set back from the zero lot line by a short distance to accommodate practical issues such as providing room for strip foundations cast between the wall and the boundary or to accommodate mechanical equipment etc. and still rely on condition #4 (For zero lot line developments to an imaginary line between two buildings on adjacent lots ..............)

Input Received:

Yes, it is ok for the wall on the zero setback side of the lot to be set back off of its zero lot line as long as the distance between that lot line and the adjacent building wall is a minimum of 6'. The measurement would still be to an imaginary line between the zero lot line and the adjacent building face
I agree with Michael Grimm, yes.
