  • Section: R908.1.1
  • Topic: 25% area calculation for a roof
  • Question:
How is the 25% area calculated?
  • Comments:
In most cases when a roof has hail or wind-damaged shingles on multiple slopes, meaning that adding the area of those slopes, not the shingles, exceeds 25% of the total roof area, the roof is always replaced to comply with Code. This seems to be the common understanding in the roofing and insurance industry. For example, there are scattered shingles missing from 2 out of the 4 slopes of a roof built before 2007. The contractor would need to perform scattered repairs on different spots in those affected slopes. Adding areas of the affected slopes will exceed the 25% requirement, but adding the area covered only by those damaged shingles doesn't add up to much square footage. It doesn't seem that this is what that Code meant to be, otherwise, roofs would be allowed to be repaired constantly without having to perform any Code upgrades. So aren't partial repairs within more than 25% of the roof area against Code?
